HOME INSPECTION

Your new home is one of the biggest investments you will make. Once you have an accepted contract it is highly recommended that you hire a Home Inspector to do a complete home inspection. Typically the fee for this inspection can be between $250-$400. Although you may think that is a lot of money to pay upfront before you even own the home, believe me, it will be worth every dollar.

Home Inspections are a visual evaluation of a home’s condition. Home Inspectors have a huge checklist to complete when inspecting  a house. For example, they check if the house foundation is solid. They also check for roof defects, siding cracks, rot or decay. They check for leaks under sinks or stains on ceilings. They make sure toilets flush and drains are draining. This is just to name a few . Ultimately their job is to evaluate the performance of the house.

How does this inspection benefit you? As long as you have an inspection contingency on your contract (which is done by your realtor) repairs may be able to be negotiated with seller. If you decide that you no longer want the house then you may cancel the contract and walk away with your Escrow Deposit on hand. (has to be within the inspection period).
