When purchasing a home with (HOA) it is imperative that you request from your realtor the HOA Restrictive Covenants. These are the rules that the subdivision establishes that are geared towards maintaining the attractiveness and value of the property. Once you submit an offer to purchase a home you as a buyer are entitled to receive and review these restrictions so that you can decide if this is the subdivision that you want to live in.
As your realtor that is where I make sure that you obtain these covenants prior to closing and that you have the specific time frame needed to review them. Once you review the covenants if you find that this is not the place you want to live at then you can back out of the contract as long as it is done within the specific time frame.
